New EICR Regulations: Ensuring Electrical Safety Compliance in Rental Properties

Since April 2021, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 mandate that every rental property in England must possess a valid electrical safety certificate.

In essence, any rented property lacking this certificate must obtain one by April 2021 or earlier, depending on specific tenancy arrangements. These arrangements are delineated as follows:

  • For properties with a new rental agreement commencing from July 1, 2020, a valid certificate must be supplied to each tenant within 28 days.
  • For existing or long-term tenancies lacking a valid electrical safety certificate, compliance must be achieved by April 1, 2021.

Recognising the elapsed time since this regulation's introduction, landlords who have not acquired an Electrical Installation Condition Report (EICR) may be held liable for any electrical faults in the property.

Non-compliance with this legislation can lead to fines of up to £30,000 for landlords, emphasising the criticality of adherence.

Transparent Pricing for EICR: Ensuring Electrical Safety

Domestic Properties:

Starting from £150 + VAT, the cost of an Electrical Installation Condition Report (EICR) for domestic properties is subject to location and the number of properties. This price encompasses the first 15 circuits.

Commercial Buildings:

For commercial buildings, the initial cost is £150 + VAT for the first 10 circuits. Beyond this, the rate is £12 + VAT per additional circuit. All prices are flexible and can be tailored to specific requirements.

EICR Testing Process: A Comprehensive Overview

During the EICR test, qualified engineers from Multiphase assess the overall build quality, performance, and safety of the electrical installation. This meticulous process involves:

Visual Assessment

Engineers inspect equipment for any visible deterioration or defects that may require repair or replacement.

Dead Testing

After disconnecting the electrical installation from the mains power supply, specific circuits undergo dead testing. This phase identifies inadequately connected wires.

Live Electrical Testing

This critical stage includes precautionary tests to ensure a timely system disconnection in the event of a fault. The examination encompasses the quality of earthing and bonding, ensuring sufficient earth protection.

Detailed Examination

The engineers conduct a comprehensive examination of switches, sockets, power outlets, light fittings, and any additional components within the electrical system.

Emergency Lighting is a critical component in ensuring safety during unforeseen events. It activates in the event of a power outage, guiding occupants to escape routes, illuminating fire safety equipment, and staying lit for a minimum of 3 hours after a mains failure.

Legal requirements mandate its installation in publicly accessible buildings, most business properties, common areas of landlord flats and  Houses in Multiple Occupancy (HMO).
